Gene's recommendations

Overview#

Whenever Gene recommends a specific project or unit to a lead as a fit for them, it records the recommendation for your team. You can check what Gene suggested, why, and which link the lead got, without reading the whole conversation.

Each recommendation holds:

• What: the project, and the unit code when Gene put forward one unit ("Sunrise Residences · A-1204").
• Why: one sentence on why it fits this lead, from what they told Gene (budget, bedrooms, area, goal, timeline).
• Link: the link Gene sent the lead. When Gene sent none and the listing is published on your property portal, its portal page is shown instead, labelled Portal page.
• Channel and date: where the conversation happened (WhatsApp, Email, Instagram and so on) and when.

The lead never sees any of this. Recording never changes or delays Gene's reply.

Where you see it#

On a contact#

The contact details show a Recommended by Gene section, on the contact page, in the Inbox contact panel and in the pipeline popup. It lists what Gene recommended to this lead, newest first, with the reason, the channel and how long ago. A link icon marks the ones that have a link. The building icon at the end of a row opens that listing in Properties.

The section only appears once Gene has recommended something to the lead.

Properties > Recommendations#

The Recommendations tab on the Properties page, next to Listings, lists every recommendation in the workspace, newest first, as a table: Lead, Recommended, Why, Link, Channel and Date.

• Filter by project with the picker at the top right. All projects shows everything.
• Show more below the table loads older ones.
• A link in the table opens in a new tab.
• With nothing recorded yet, the tab says "No recommendations yet".

The full record#

Click a row, on the contact or in the tab, to open the recommendation in full: the whole reason, the full link, the channel and the date and time. From the tab it also names the lead, with a link to their contact page. Open property opens the recommended listing in Properties, and Open the conversation takes you to the chat in the Inbox.

Everything here is read-only.

What gets recorded#

• Recommendations, not mentions. Gene records a project or unit it puts forward as a fit for this lead, not every project it lists or names in passing.
• Projects in your Properties. The project has to be one of your listings (private listings excluded). A name that matches nothing is not recorded.
• Once a day per lead. The same project or unit recommended to the same lead again within 24 hours counts as one recommendation.
• Practice conversations too. Recommendations Gene makes in Test your agent are recorded on the test contact, so you can try this out before a real lead does.

Gene remembers what it showed#

Gene reads this list back on every reply to the lead. It knows which units it already showed them, with the unit code, area, bedrooms, current price and the date, even when it described a unit to the lead without naming it.

• It refers back instead of starting over. When the lead asks about "the villa you mentioned", Gene matches it to a unit it already showed and looks that unit up again by its code for the latest price and status.
• No contradictions. Gene never tells the lead it can't verify or find a unit it already showed without checking it again first. If the unit has since been reserved or sold, it says so and offers the closest alternative.
• Nothing is offered twice as new. A unit Gene already showed is not presented again as a fresh find.

Gene sees the 10 most recent projects and units it recommended to this lead, across all their conversations.

Who sees which recommendations#

Both places show only the leads you can see on Contacts.

• Restrict lead visibility on (Agents by default, set per person in Team): you see only recommendations made to leads assigned to you.
• External Partner: sees only recommendations made to the contacts they follow.
